ROSHN introduces WAREFA, its second integrated community, in Riyadh

The second residential neighborhood in Riyadh will be built by ROSHN, a PIF Giga project and the largest national real estate developer in the Kingdom. WAREFA will be ROSHN’s third significant development in Saudi Arabia. This new development in the Al Janadriyyah district of eastern Riyadh will be built on ROSHN’s key design principles, with a focus on the provision of high-quality housing connected to a variety of integrated amenities and public spaces that together form vibrant, liveable communities. This follows the success of ROSHN’s flagship project SEDRA.

“We are extremely excited to announce ROSHN’s newest community, WAREFA,” said Group CEO of ROSHN David Grover, adding: “Al Janadriyyah is an area that has undergone rapid evolution in recent years, and WAREFA will provide an integrated, sustainable community with services and amenities to support the district’s growth. We are excited to continue delivering on ROSHN’s mandate and expand ROSHN’s vision for new communities and lifestyles across our capital city.”

Almost 13,000 people will live in WAREFA, which has a 1.4 million square meter overall footprint and more than 2,000 residential units. The development will also include 160,000 sq.m. of public parks and open spaces in addition to a district mall, primary healthcare facility, public and private schools, numerous mosques, and other amenities to improve the wellbeing of residents and make sure that their needs can be satisfied close to their homes.

Sustainability is a key component of the design of WAREFA, as it is with other ROSHN products. To lessen reliance on automobiles, shaded walks, cycle paths, and connections to public transportation are provided. Energy savings are made possible by cutting-edge insulation, solar water heaters, and effective air conditioning, while water conservation is made possible by cutting-edge irrigation technology and plumbing fixtures. By introducing indigenous trees and plants that are both aesthetically pleasing and useful in lowering urban heating to the center of neighborhoods, ROSHN’s pedestrian-centric communities also assist the Saudi Green Initiative.–SPA
